Winrock Center has a new owner and might be on its way back from the dead.
GK Partners LLC, an Albuquerque group made up of Goodman Realty and Q10 Realty Mortgage and Investment Co., closed on the shopping center at Louisiana Boulevard and I-40 on Monday, purchasing it from Prudential Insurance in New Jersey.
Members of the partnership aren't yet ready to release their plans for Winrock. The purchase price is confidential, said Mike Kelly, president of Q10.
"We're in the process of hiring architects and getting into the planning process, but that's not been settled yet," Kelly said. "Great things are going to happen there."
In May 2005, Prudential Insurance - operating as PruWinrock LLC - planned to redevelop the 82-acre mall into a mixed-use facility with 66 multi-family housing units, 174 hotel rooms, new retail and restaurant space, a movie theater and office units.
That plan was put on hold because of rising construction and other costs later that year.
Several Winrock tenants have moved to nearby ABQ Uptown, an outdoor mixed-use living and shopping area owned by Hunt Development Group at Louisiana Boulevard and Indian School Road Northeast.
Companies that have moved into Uptown in recent months include Ann Taylor, Anthropologie, Fidelity Investments, L'Occitane, MAC Cosmetics, McAllister's Deli, Pink Leash Boutique and Sleep Number by Select Comfort.
Meanwhile, Winrock has been steadily losing tenants, although a few anchor retailers still remain, including Dillard's, Bed Bath & Beyond and the Sports Authority.
City Councilor Sally Mayer said she's glad someone is trying to pump life into Winrock, which some people have called a "ghost mall."
Despite the opening of Uptown and the presence of Coronado Center nearby, the area still has room for more development, Mayer said.
"I know the area would dearly love a grocery store, because they lost one recently," Mayer said. "The people in that area would probably fight housing. They're not happy that ABQ Uptown is building apartments. They're not crazy about increasing the density there."
Many single-family homes populate the neighborhoods around the shopping areas, and they would prefer upscale condominiums to the development of any rental apartments, Mayer said.
"I think it's a good place for some high-dollar condos," Mayer said. "I don't think the neighborhood would be too upset about that."
The other new co-owner, Gary Goodman, president of Goodman Realty Group, has a reputation for getting things done - which has Mayer looking forward to seeing plans for the area, she said.
"It's exciting," Mayer said. "I'd be nice to see some energy over there."
